Planning - permission - residential property

 

There are times when planning permission is not needed to extend or alter your house or to build a garage or outbuilding in your garden ground and this is known as 'Permitted Development'.  The general rule you can use is that for detached or semi-detached properties you can extend by up to 24sqm without the need for planning permission and for terraced houses, which generally have smaller gardens, this is reduced to 16sqm.

Dormer windows, extensions above garages, two storey extensions and works within conservation areas will all generally need planning permission and if the house has been extended in the past you may no longer have any permitted development rights left.
